The Architectural Review Committee (ARC) is composed of two members appointed by the Board of Directors of the HOA. Per our covenants, the ARC has the following responsibilities:
No structure, whether residence, accessory building, antennae, flag poles, fences, walls, house numbers, mail boxes, exterior lighting, or other improvements shall be constructed or maintained upon any Lot nor any alteration or repainting to the exterior of a structure shall be made and nor any landscaping performed unless complete plans, specifications, and Lot plans therefore, showing the exterior design, height, building material and color scheme thereof, the location of the structure plotted horizontally and vertically, the location and size of driveways, the general plan of landscaping, fencing, walls and windbreaks, and the grading plan shall have been submitted to and approved in writing by the Architectural Review Committee, and a copy of such plans, specification, and Lot plans as finally approved, deposited with the Architectural Review Committee and The Committee shall exercise its best judgment to see that all improvements, construction, landscaping and alterations of lands and structures thereon within the Properties conform to and harmonize with existing surroundings and structures.
So, just about everything that occurs on the outside of a residence or on a residential lot needs to be reviewed and approved by the ARC prior to any work or changes being made. Please use the above form to submit your request. It is very helpful to attached as much information as possible to make it easier for the ARC, such as manufacturer and color of paint; manufacturers specification sheets on windows, doors.; landscaping plans to scale; or other information that will speed our review. Often when requesting structural or landscaping changes, the ARC likes to do a site visit.
The best way to keep moving your request along, it to be sure it conforms to the Covenants. The setbacks, material requirements, etc. are well defined in the Covenants and should be of assistance to you and your designer.
